- PAYMENT CONDITIONS (REGARDING FAILED RENT PAYMENTS)
- PROPERTY USE. ONLY DOMESTIC, NO SUBLETTING
- NOTICE TO LEAVE, ONLY SERIOUS REASONS (FOR UNLB/FOREIGN RESIDENTS, 30 DAYS NOTICE TO LEAVE/OR FOR OTHER SERIOUS REASONS) as noted above.
(AGENCY FEE AND DEPOSITS ARE NOT REFUNDABLE IF A TENANT STAYS FOR A FEW DAYS OR DECIDES TO RENT A DIFFERENT PROPERTY. A FEW DAYS STAY IS EQUAL TO ONE MONTH’S RENT. ONE SECURITY DEPOSIT IS EQUAL TO THE 30 DAYS NOTICE TO LEAVE THAT IS REQUIRED)
- PROPERTY IS TO BE RETURNED AS FOUND OR in BETTER CONDITONS
THE PROPERTY HAS TO HAVE REPAINTED OR “WALLS KEPT CLEAN” SO THAT IT CAN BE RENTED AGAIN, OTHERWISE THIS COMES OFF THE SECURITY DEPOSIT. CONDENSATION IS NOT TOLERATED AND WALLS NEED TO BE REPAINTED.
- REFURBISHING/DAMAGES CONDITIONS (DAMAGES, TENANT’S COSTS)
- LANDLORD’S PERMISSION TO ENTER PREMISES
- PROPERTY’S ADDRESS WILL BE USED FOR ANY EVENTUAL TENANT’S LEGAL REGISTERED LETTERS. (a contract may contain added points, requested by the landlord or the tenant, on condition that both parties agree)
- NOTES these may vary. For example once you are in a rented home, plastic shower curtains, light globes, pillows, iron etc are not the owner’s duty to provide. They may be on the premises but most of the time no. One other point to remember is that if there are items or furniture that the previous tenant has left and is not the owner’s property, this will not be the owner’s responsibility if broken or has to be repaired. It either is thrown away or the tenant may desire to fix it or even keep it for himself when moving. The agent will point out these items.
